All booking enquiries, reservations and direct guest communications via email, WhatsApp or other messaging platforms are handled personally by members of our team.

Terms & Conditions

Bookings

All bookings are subject to availability and confirmation. A reservation is confirmed only after the required payment has been received and written confirmation has been issued by Kartal Villas or its authorised management.

Rates and Payments

Rates are quoted in the applicable currency stated at the time of booking and may include or exclude taxes and fees as specified. Payment terms will be outlined during the booking process or within your booking confirmation.

Check-in & Check-out

Standard Check-in: From 3:00 PM
Standard Check-out: By 11:00 AM

Check-in and check-out times may vary depending on the villa, season, or operational requirements as determined by Pertama Property Management. The applicable check-in and check-out times for your reservation will be confirmed prior to your arrival.

Early check-in and late check-out may be available upon request and are subject to availability. Additional charges may apply.

House Rules

Guests agree to respect neighbouring properties, refrain from unapproved parties or events, avoid illegal activities, follow villa safety instructions, report accidental damage promptly, and comply with Indonesian laws.

Occupancy

Only registered guests may stay unless prior written approval has been granted.

Smoking

Smoking is prohibited inside the villa and permitted only in designated outdoor areas.

Damage & Loss

Guests are responsible for damage beyond normal wear and tear. Kartal Villas and/or Pertama Property Management reserve the right to charge guests for the reasonable cost of repair, replacement, additional cleaning, or other losses resulting from damage caused during the stay.

Swimming Pool Safety

There is no lifeguard on duty. Guests use the villa, swimming pool, gardens, parking areas and all facilities entirely at their own risk. Children must be supervised by a responsible adult at all times.

Right to Refuse Service

Kartal Villas and Pertama Property Management reserve the right to refuse bookings, deny entry or terminate a stay without refund where guests breach these Terms, engage in illegal or disruptive behaviour, damage the property, disturb neighbours, fail to comply with reasonable directions, or place people or property at risk.

Lost Property

Items left behind will be retained for a reasonable period where practicable. Guests are responsible for return shipping costs. Unclaimed items may be disposed of after a reasonable period.

Liability

Kartal Villas and Pertama Property Management are not liable for loss, theft or damage of personal belongings or indirect or consequential losses to the fullest extent permitted by law.

Travel Insurance

Guests are strongly encouraged to obtain comprehensive travel insurance.

Cancellations

Cancellation policies vary depending on the booking method. Please refer to your booking confirmation.

Third-Party Bookings

Bookings made through third-party platforms are also subject to the applicable platform's terms.

Force Majeure

Kartal Villas and Pertama Property Management shall not be liable for delays or failure to perform due to events beyond their reasonable control.

Website Information

While Kartal Villas endeavours to ensure that all information, photographs, descriptions, amenities, availability, pricing and other website content are accurate, errors or omissions may occasionally occur. Kartal Villas reserves the right to correct them without prior notice.

Governing Law

These Terms are governed by the laws of the Republic of Indonesia.

Changes to These Terms

Kartal Villas may update these Terms at any time. Changes take effect upon publication.
